The Derby Mixed-Use Project Receives Approval by CityCouncil At the December 19, 2023 meeting



At the December 19 meeting, the City Council voted unanimously to approve The Derby Mixed-Use Project. The project consists of a new six-story mixed-use development at

233 & 301 E. Huntington Drive and will include a new and enlarged The Derby restaurant, a new 3,300 square foot restaurant, and a 1,400 square foot café in addition to the 214 apartments, 9 of which will be very low-income affordable units for seniors. Additionally, the residential component will include amenities such as a communal courtyard, rooftop pool, and community room. It was important for the Applicant to preserve The Derby’s unique architecture therefore, many of the historic elements of The Derby will be repurposed in the new restaurant including some windows, the red booths, and the Derby horse racing memorabilia collection. Sufficient

parking will be provided on-site through a basement parking lot for the residents and ground-floor parking for commercial uses. The zone change and General Plan Amendment for The Derby Mixed-Use Project will be before the City Council

for a second reading on January 16, 2024.
