what are coming to Arcadia:
On Tuesday, September 10, 2019, the Planning Commission approved two public hearing items. All five (5) Commissioners were present. The 10-day appeal period for each item ends on Friday, September 20, 2019.
Two Lot Subdivision at 225 E. Longden AvenueA tentative parcel map was approved to subdivide a 25,236 square foot, single- family residential zoned parcel into two (2) separate lots. The property is located on East Longden Avenue, just west of Third Avenue. The subdivision was previously approved by the Planning Commission on July 26, 2011; however, the Applicant did not submit the final parcel map to the City within four years (this includes a two year automatic extension) and the map officially expired on August 5, 2015. Several neighboring property owners spoke in opposition of this project. They were not in favor of the substandard lot widths. The Commission determined that the subdivision was more favorable than one large parcel given the existing lot widths/sizes that exists within this tract development. The Commission conditionally approved the subdivision with a 4-1 vote, with Vice Chair Wilander dissenting.
A New Three Unit Condominium Project at 135 El Dorado StreetA tentative parcel map, multi-family architectural design review application, and tree applications were approved to remove four (4) protected trees for the new three unit multi-family, two-story, French style residential condominiums at 135 El Dorado Street, located between First Avenue and Second Avenue. The Commission conditionally approved the project with a 5-0 vote, and amended the conditions of approval that would require larger replacement trees than originally recommended and that said trees would be replaced if they are damaged, removed or if they do not survive within the first 12 months after the issuance of a Certificate of Occupancy by Building Services.
