Coffee Shop with Drive-Through and Outdoor Seating at 82 Las Tunas Drive

The second item reviewed by the Planning Commission was a Conditional Use Permit No. CUP 24-12 for a new coffee shop, Da Vien Coffee, at 82 Las Tunas Drive. Da Vien Coffee specializes in Vietnamese coffee, and this would be their fifth location.

The commercial building on the property was formally occupied by Burger King until they vacated in 2022. The proposed improvements include interior tenant improvements, exterior repaint, and updates to signage and drive-through menu boards. The business will operate daily from 6:00 a.m. to 10:00 p.m. offering indoor and outdoor seating, drive-through services, and an option for online ordering with onsite pickup. The existing building requires a minimum of 30 on-site parking spaces, and an additional six (6) spaces because of the outdoor seating area and in total will require a minimum of 36 parking spaces. The site provides 47 parking spaces on-site therefore this use complies with the parking requirement.

The Planning Commissioners expressed support for the project, stating it is a great

use for the property, and they look forward to welcoming the new business to the community. The project was approved unanimously.
